Spicewood Trails, LLC and Treaty Oak Developers, LLC (“Treaty Oak Funds”) successfully closed on a sub-market, single-family development in Burnet County, Texas.

Spicewood Trails was a 317-acre tract in Spicewood, TX. This submarket project featured 688 feet of prime frontage off highway 71. The community included 248 one to two acre lots, complemented by an event barn, playground and dog park. This fund has closed, and the development was completed with all lots sold directly to individual buyers and homebuilders.

This development was funded by multiple investors, which contributed $4 million. The deal was structured with a preferred simple interest rate of 18% and a 50% profit share. As a result, the investor received a total return of $8.702 million.
