We focus on two types of single-family residential developments:

Land Entitlements

Land Entitlements: We acquire large tracts of raw land—typically 200+ acres—and secure entitlements, transforming them into shovel-ready projects for national homebuilders or developers.

Full Scale Development & Lot Sales

Full Scale Development & Lot Sales: Instead of selling the entire tract, we develop the neighborhood infrastructure and sell finished small lots to homebuilders or acreage lots to the public.

Chris Wren ▪ Founder and CEO

Mr. Wren has over 20 years of experience in the development of single-family residential communities. He previously was the President of LGI Land, a top Texas-based residential land developer and EVP of LGI Homes, a Top 10 national home builder.

In 2017, Mr. Wren founded Treaty Oak Developers to identify prime tracts of land in highly desirable areas. Through market research and consulting with experts, Mr. Wren defines the vision for the community and then hires land planners, engineers, environmental consultants, attorneys, and contractors to execute the project.

At the beginning of 2025, Mr. Wren formed Treaty Oak Funds to focus on providing a more tailored approach to real estate development investments with the proper systems, strategy and team in place. Treaty Oak Funds is poised to raise more money and fund more developments, while maintaining focus on investors.

Chris Howard ▪ Director of Investor Relations

Mr. Howard has 14 years of banking experience, from community banks to large commercial syndication teams. Most recently, he served as a commercial syndication loan closer at Woodforest National Bank, where he worked closely with partner banks and legal teams to facilitate the closing of large syndicated commercial loans ranging from $50 million to $400 million.

Chris joined Treaty Oak Funds at the start of 2025. In his role, he oversees investor onboarding, addresses investor inquiries, and manages the investor portal. Additionally, he is responsible for developing and executing investor advertising campaigns and collaborating with the acquisitions team to prepare comprehensive investor materials for new developments.

Brett Heinrich ▪ Vice President of Acquisitions

Mr. Heinrich specializes in real estate acquisitions with a background in banking, operations and financial analysis. Since joining the Treaty Oak team in 2021, he has played a key role in supporting seven successful real estate acquisitions, showcasing his ability to navigate complex deals and deliver results.

Adept at coordinating transactions and enhancing team performance, Brett excels in driving successful property investments. He is well-equipped to advance real estate initiatives with a focus on growth and efficiency.
