Sage Ranch TX, LLC and Treaty Oak Developers, LLC (“Treaty Oak Funds”) successfully closed on a sub-market, single-family development in Waller County, Texas.
Sage Ranch was a 92-acre tract along in Hempstead, TX. This sub-market project featured a park with finishing pond and walking trails tucked away in the woods. The community included 356 fifty-foot lots with a water and sewer plant. This fund has closed and the development was sold to a local developer.
This development was funded by a single investor, which contributed $2 million. The deal was structured with a preferred simple interest rate of 15% and a 45% profit share. As a result, the investor received a total return of $3.567 million.
