Ranch Hill TX, LLC and Treaty Oak Developers, LLC (“Treaty Oak Funds”) successfully closed on a sub-market, single-family development in Montgomery County, Texas.

Ranch Hill was a 169-acre tract in Willis, TX. This sub-market project featured 2,000+ feet of prime frontage and is in close proximity to Lake Conroe and the I-45 corridor. The community included 710 lots. This fund has closed, and the development was sold to a manufactured home developer.

This development was funded by a single investor, which contributed $3.4 million. The deal was structured with a preferred simple interest rate of 20% and a 50% profit share. As a result, the investor received a total return of $6 million.
