Peach Creek TX, LLC and Treaty Oak Developers, LLC (“Treaty Oak Funds”) successfully closed on a Houston sub-market, single-family development in Walker County, Texas.
Peach Creek Forest is a 216-acre tract in New Waverly, TX purchased in 2022. This submarket project features 2,200 feet of prime frontage and a scenic setting bisected by Peach Creek. The community includes 809 fifty-foot lots, complemented by two entrances and a recreation center. This fund has closed, and the development was sold to Forestar Group in 2024.
This development was funded by multiple investors, who contributed $3.895 million in total. The deal was structured with a preferred simple interest rate of 15% and a 50% profit share. As a result, the investors received a total return of $6.723 million.
