Peach Creek TX, LLC and Treaty Oak Developers, LLC (“Treaty Oak Funds”) successfully closed on a Houston sub-market, single-family development in Walker County, Texas.
Peach Creek Forest was a 216-acre tract in New Waverly, TX. This submarket project featured 2,200 feet of prime frontage and a scenic setting bisected by Peach Creek. The community included 809 fifty-foot lots, complemented two entrances and a recreation center. This fund has closed, and the development was sold to a national developer.
This development was funded by multiple investors, which contributed $3.8 million. The deal was structured with a preferred simple interest rate of 15% and a 50% profit share. As a result, the investors received a total return of $6.723 million.
