Magnolia Forest TX, LLC and Treaty Oak Developers, LLC (“Treaty Oak Funds”) successfully closed on a Houston sub-market, single-family development in Montgomery County, Texas.

Magnolia Forest is a 156-acre tract in Montgomery County, TX, purchased in 2021. The community includes 490 forty and fifty-foot lots, complemented by two entrances and a beautiful 17-acre lake. This fund has closed, and the development was sold to Lennar Homes in 2023.

This development was funded by a single investor, which contributed $3.5 million. The deal was structured with a preferred simple interest rate of 15% and a 45% profit share. As a result, the investor received a total return of $5.895 million.
