Magnolia Forest was a 156-acre tract in Montgomery County, TX. The community included 490 forty and fifty-foot lots, complemented two entrances and beautiful 17-acre lake. This fund has closed, and the development was sold to a national homebuilder and developer.
This development was funded by a single investor, which contributed $3.5 million. The deal was structured with a preferred simple interest rate of 15% and a 45% profit share. As a result, the investor received a total return of $5.895 million.
