Magnolia Reserve, LLC and Treaty Oak Developers, LLC (“Treaty Oak Funds”) successfully closed on a sub-market, single-family development in Kyle, Texas.

Bunton Creek was a 98-acre tract in Kyle, TX. This sub-market project featured 700 feet of prime frontage and close proximity to a hospital and grocery store. The community included 305 lots ranging from fifty to sixty-five feet. This fund has closed, and the development was sold to a national homebuilder.

This development was funded by a single investor, which contributed $2.25 million. The deal was structured with a preferred simple interest rate of 15% and a 50% profit share. As a result, the investor received a total return of $3.807 million.
